Custom Home Design Development Process
Design Sketch Drawings
Before we start designing, we begin by getting to know one another. From an initial discussion, you will gain a good understanding of our abilities and we aim to get a good understanding of your expectations. Once we have established some guidelines around time, budget, style and size, the next step is to meet with one of our preferred designers, who will step you through the design brief. In this meeting we go through every aspect of the home and how you intend on using it. We ask questions that are required to build a comprehensive understanding of your accommodation and lifestyle needs, preferences for room layouts and building style. With this in hand, we then undertake a survey of your site and begin the process of determining how best to design the home.
From the initial meeting we will prepare a design and review it against your requirements and budget with the intent to meet again to present the sketch and work through the concept making alterations until it meets your home design brief.
Construction Drawings Agreement
Upon obtaining your approval of the design, cost and specification, the next step is to prepare the construction documentation to submit for local council approval. Local authority approvals can be complex so it is important that we prepare our designs with a thorough understanding of the local and state guidelines.
The preparation of construction drawings requires that we prepare full working drawings detailing every aspect of the home, supported by engineering details, energy assessment and other technical documentation.
When the local authority has issued all approvals, including development approval and a building license, we are ready to commence work on site. At this stage we will provide you with a complete set of the plans, specifications for review and discussion to ensure everything has been covered.
At the completion of the construction documentation we will develop a contract that suits your needs. There are many different styles of contracts, from lump sum to cost plus and we will explain each of them, along with their pros and cons and together we can then develop the one that best suits your circumstances.
With the contract prepared and agreed upon, we look forward to introducing you to our team. At Zorzi, our entire staff knows who each of our clients are, and at what stage their home is at.
